- Different from banks, we only invest in property that has large amounts of equity in it. Very rarely do we ever surpass the 50% threshold of the value of the property in purchasing it.

So how does SDG work?
We are a distressed property investment company. Typically distressed property owners need to sell and they need to do it fast. Some of the distressed properties that we come to acquire are a result of homeowners experiencing hardships in their lives like divorce, bankruptcy, job loss, etc.
SDG offers solutions to these homeowners which often times revolve around purchasing their homes discounted so that they can move forward with their lives. We can also offer cash to reinstate defaults on loans or liens to allow the seller to move out. Thus, the seller will keep the financing on the property and share in some of the equity in the property. We find buyers and offer a “lease to own” opportunity involving a cash upfront deposit and they pay rent taking over the monthly payment of the property. The buyer is responsible for payments, upkeep and maintenance while receiving tax benefits. When the agreement comes to fruition the buyer will refinance at market value and you as the investor will then receive a portion of the equity as return on your investment.
SDG’s Home Purchasing Process:
- SDG is given a referral for a qualified buyer and qualifies that buyer to be an appropriate fit to partner with.
- The buyer is pre-approved for financing by a specialist in our network or someone the buyer has a previously established relationship.
- SDG begins the search for the home that fits the client’s specifications.
- We conduct a detailed analysis, which includes lien and title searches, thorough inspections, etc.
- Once the buyer decides they have found their new home all appropriate documentation will be prepared and signed to move forward with purchase.
- SDG will place the property under contract and begin renovations.
- Once renovations are complete the client will close on property and assume possession.
Why does SDG ask you to invest your money?
Our network funnels in more solid real estate opportunities than we could possibly invest in our own. This is why we partner with individual investors, banks, mortgage companies and hard money lenders.
The larger our investor network, the more opportunity for all of us involved.
SDG’s Stage gate process in locating and securing Investments
- SDG finds distressed property.
- We conduct a detailed analysis, which includes lien and title searches, thorough inspections, and verification of financials.
- We run the numbers to determine potential return for us and our investor partners.
- We present our proposal to our investors along with an ROI detail financial.
- When our investor agrees to fund the opportunity, all appropriate legal documentation is prepared.
- Investor wires funds directly to Title Company/ attorney to be held in trust.
- Liens on property are cleared, loans reinstated, and transaction is closed
- SDG services the transaction. Investor collects cash flow if transaction is long-term.
- When agreement period expires (depending on type of transaction- buy, fix, and sell is short -term while lease option is long term) payment in full is made to investor, per the ROI worksheet’s detail.
